A Treviso Bay Snowbird Guide: How We Winter in Naples

Every fall, somewhere between October and December, a certain kind of New England homeowner starts refreshing the Naples forecast. Snowbirds — retirees, remote workers, long-weekend escapees — are the spine of the Naples winter economy, and one of the quietest corners of that world is Treviso Bay, a gated resort community about five miles off 5th Avenue South.
We bought a 2-bedroom unit there a few years ago. We call it The SnowBird. This is what we wish we'd known when we were trying to figure out if Treviso Bay was the right place for our winter.
What Treviso Bay is
Treviso Bay is a golf-forward, gated community on the south side of Naples — 54 holes, a lagoon-style pool, a poolside restaurant, tennis and pickleball courts, a spa, a pilates studio, and walking paths through landscaping that looks a little like a Tuscan hill town. The golf course is TPC Treviso Bay, one of only a handful of TPC-branded courses open to residents and their guests.
The demographic skews adult. The pace skews slow. If you're looking for all-hours Naples nightlife you'll want to stay closer to 5th Ave; if you want a quiet base with real amenities and a quick drive to the Gulf, Treviso Bay is unusually well-positioned.
Who it's for
Snowbirds on a 1-3 month stay — our best monthly rates reward 28+ night bookings and escape the New England winter.
Golfers — paid-guest access to the TPC course is available May through October; member play the rest of the year.
Couples who want quiet Naples — age-30+ rental policy, 4-guest maximum, pool privacy, no college crowds.
Small dog owners — dogs ≤ 50 lbs are welcome ($200/month pet fee).
The condo itself
Our unit is a first-floor 2-bedroom with a screened lanai that catches the sunrise over water — one king en-suite, one queen bedroom, two full baths, sleeps four. Full kitchen, washer/dryer, smart TV in every room, two beach-cruiser bikes in the storage shed. Fully renovated. See The SnowBird →

5 mi to 5th Avenue South (dining, shopping, art galleries)
8 mi to Naples Pier and Gulf beaches
25 min to Marco Island
30 min to Southwest Florida International Airport (RSW)
Practical things to know
HOA membership: guests pay a sliding-scale membership fee ($400-$1,000 depending on length of stay) that unlocks the resort amenities. Background check required, takes ~3 days.
Parking: one carport spot is assigned; guest parking is available on-site. Optional $40 transponder for seamless gate entry.
Season: high season is December through April. Best rates are October-November and May. Summer is humid but cheap and quiet.
Check-in/out: 4 PM / 11 AM; monthly rentals are flexible.
Booking your stay
The easiest way to check our winter rates is directly through Cape Cod Salt Houses — we quote monthly rates privately (they run lower than our nightly rate × 30). We also honor repeat-guest discounts for families who stay with us more than once, including guests who first stayed at our Cape Cod properties.
